Real estate purchase: how much are the notary fees? How to estimate them?
The "notary fees" are borne by the buyer. The major part is constituted by the remuneration of the notary and, above all, by the rights due to the tax authorities. You also have to take into account the possible borrowing costs.
The buyer must pay the notary, on the day of the sale, a provision intended to cover the amount of costs and tax duties. To calculate this provision, the professional refers to pre-established fee schedules. The amount of the provision is therefore very close to the amount of the actual costs. The latter will only be known, to the nearest euro cent, when the deed of sale is published by the land registration service. The notary's fees are proportional to the sale price.
For his work, the notary is mainly remunerated by so-called “proportional” fees because they are calculated by applying a decreasing percentage to the sale price indicated in the deed.
